Cash Closing When Buyer paying Title Insurance
Our firm will obtain and examine the title commitment along with all related documentation to ensure that the buyer is acquiring marketable title to the property, prepare the settlement statement, and issue the owner’s title insurance policy. The relevant documentation includes the necessary estoppel(s), payoff(s), property survey, if applicable, and closing documents.

Mortgage Closing Agent Services
In addition to the above mentioned services, our firm will obtain and examine the title commitment to ensure the lender’s priority over other lien holder(s), coordinate with buyer’s lender to prepare the required loan package, assist buyer with executing the loan package, and issue the lender’s title insurance policy.

Document Review Capacity Only
When acting as the attorney for the buyer in a document review capacity only, we will examine the closing agent's title commitment, settlement statement, property survey, if applicable, and related documentation to ensure that the buyer is acquiring marketable title to the property.

Seller
Closing When Seller Pays for Title Insurance
Our firm will obtain the title commitment from the closing agent, order the estoppel(s) and payoff(s) necessary to transfer the property with clear title, and prepare the closing documents, including the warranty deed, bill of sale, closing affidavit, non-foreign affidavit, survey affidavit, and title clearing documents.

Document Preparation and Review Only
Our firm will obtain and examine the title commitment along with all related documentation, to ensure the seller is providing the buyer with marketable title, prepare the necessary seller closing documents to clear title as mentioned above, and issue the owner’s title insurance policy and lender’s title insurance policy, if applicable.

Additional Cost On All Closings
- Mailing and processing fee per package - $30.00
- International mailing and processing fee per package - $125.00 -$175.00
- Preparation of fixed interest loan documents - $1,250.00
- FinCEN filing - $200.00 for initial filing and $50.00 for each additional beneficial owner of the company.
- The preparation of any additional documentation necessary to clear title will incur a fee of $125.00 per additional document required.
- There will be an additional $75.00 added to the settlement fee for each seller over two.
